What does it cost to work with a buyer's agent in Texas?
We walk you through the buyer representation agreement before you sign anything, including who pays what and when. You will know the number in writing before your first showing.
How much do I need for a down payment in Houston?
Less than most people expect. Conventional loans start around 3% down, FHA at 3.5%, and VA loans at zero for eligible buyers. Texas also runs down payment assistance programs that many Houston buyers qualify for without realizing it.
Do I qualify for down payment assistance?
Often yes. Programs through the Texas State Affordable Housing Corporation and the City of Houston have income limits well above what people assume, and first-time buyer status is defined loosely. We will check your eligibility before you start looking.
How long does it take to buy a home in Houston?
From the first showing to keys in hand, most of our buyers take six to ten weeks. Once an offer is accepted, a financed close typically runs 30 to 45 days.
What is my Houston home worth?
Call us for a comparative market analysis. We pull recent sales on your block, adjust for condition and updates, and give you a range, not a single flattering number.
Should I sell before I buy?
It depends on your equity and how much disruption you can absorb. We map both sequences against your numbers so the decision is arithmetic rather than a guess.
What do I need to fix before listing?
Usually far less than you would think. We walk the house with you and separate what actually returns money at closing from what only costs you a weekend.
How does flood history affect buying in Houston?
It matters, and it is knowable. We pull flood zone designation and any prior claims history on a property before you write an offer, and explain what it means for your insurance premium.
Do you help with rentals and leases?
Yes. Between us we have closed over a hundred leases in the Houston area, on both the tenant and landlord side.
What areas do you cover?
Houston and the northwest suburbs, concentrated in Oak Forest, Garden Oaks, the Heights, Cypress, and Tomball. If you are outside that, call anyway and we will point you somewhere good.
